Please read these Terms and Conditions carefully before making a reservation or using any services offered by Jezerca Experience. By booking a stay or using our facilities, you agree to be bound by the terms set out below.
1. About us
Jezerca Experience is a hospitality property located in Valbonë, Albania, operating under business registration number L89124601U. We offer alpine villa accommodation, a traditional kulla guesthouse, a restaurant, camping facilities, and guided experiences in the Valbona Valley National Park, Northern Albania.

2. Reservations
All reservations are subject to availability. A booking is confirmed only upon receipt of a confirmation from Jezerca Experience, either by email, WhatsApp, or through a third-party booking platform such as Booking.com.
When making a reservation, guests are required to provide accurate personal information including full name, contact details, number of guests, and intended dates of stay. Jezerca Experience reserves the right to refuse or cancel a booking if incorrect or incomplete information is provided.
The minimum age for independent check-in is 18 years.
3. Check-in and check-out
- Check-in: 1:00 PM – 10:00 PM
- Check-out: before 12:00 noon
Early check-in and late check-out may be available subject to availability. Please contact us in advance to arrange this. Guests who arrive before their villa is ready are welcome to store luggage at reception and use the restaurant and grounds.
Guests will receive an email 3 days before arrival with check-in instructions. Our staff will greet guests on arrival. For more details, please contact the property using the information on your booking confirmation.
4. Cancellation and refund policy
Cancellation more than 7 days before check-in: 30% of the total booking amount will be charged.
Cancellation within 48 hours before check-in: 50% of the total booking amount will be charged.
Cancellation within 24 hours of check-in or no-show: 100% of the total booking amount will be charged.
Cancellations must be communicated directly to Jezerca Experience by phone, WhatsApp, or email. Cancellations made through third-party booking platforms are subject to the cancellation policy displayed on that platform at the time of booking.
Jezerca Experience reserves the right to cancel a reservation in exceptional circumstances such as natural disaster, extreme weather, or events beyond our reasonable control. In such cases, guests will be offered a full refund or alternative dates.
5. Payment
We accept cash (EUR and ALL), bank transfer, and major credit cards. A deposit may be required at the time of booking, particularly during high season. The remaining balance is due on arrival or departure as agreed at the time of booking.
All prices displayed on our website are per villa per night and are subject to change. The price confirmed at the time of booking is the price that applies to your reservation.
6. What is included
Breakfast is included in all room and villa bookings. It is served daily at the restaurant from 7:30 AM to 9:30 AM. Additional meals, tours, bag transport, and other extras are charged separately unless explicitly stated in your booking confirmation.
7. Guest conduct and responsibilities
Guests are expected to treat the property, staff, and other guests with respect at all times. Jezerca Experience reserves the right to ask guests to leave the property without refund if their behaviour causes damage, disturbance, or risk to others.
- Guests are responsible for any damage caused to their villa or its contents during their stay
- Smoking is not permitted inside any villa or indoor facility
- Noise should be kept to a reasonable level, particularly between 10:00 PM and 8:00 AM
- Pets are welcome only with prior written agreement from Jezerca Experience
- The number of guests staying in a villa must not exceed the maximum occupancy stated in the booking
8. Children
Children are warmly welcome at Jezerca Experience. Children stay free when using existing bedding. Complimentary breakfast is included for children. Parents and guardians are responsible for the safety and supervision of children on the property at all times, including around natural terrain and outdoor areas.
9. Restaurant
The Jezerca Restaurant is open to both guests and visitors. Opening hours are: Breakfast 7:30–9:30 AM · Lunch 1:00–4:00 PM · Dinner 4:00–9:00 PM. Hours may vary by season. Jezerca Experience reserves the right to modify the menu, opening hours, and pricing at any time.
10. Camping
Our alpine camping site accommodates up to 10 campers (€15–20 per night depending on services) and up to 60 backpackers (€5 per person per night). Guests using the camping facilities are expected to respect the natural environment, keep the site clean, and follow any instructions provided by staff. Open fires outside of designated areas are strictly prohibited.
11. Liability
Jezerca Experience takes reasonable care to ensure the safety and comfort of all guests. However, we are not liable for:
- Loss or damage to personal belongings on the property
- Injury or accident arising from use of outdoor areas, trails, or natural terrain
- Service disruptions caused by events beyond our reasonable control, including extreme weather, power outages, or natural events
Guests participate in hiking, tours, and outdoor activities at their own risk. We strongly recommend appropriate travel and health insurance for all guests visiting the Albanian Alps.
12. Tours and experiences
Guided tours and experiences offered by Jezerca Experience are subject to weather conditions, trail accessibility, and guide availability. Jezerca Experience reserves the right to modify, reschedule, or cancel tours for safety reasons. In the event of cancellation by us, guests will be offered an alternative date or a full refund of the tour fee.
13. Website and booking platform use
The content on jezerca.com is provided for informational purposes. While we strive to keep all information accurate and up to date, Jezerca Experience does not guarantee the completeness or accuracy of any content on the website. Prices, availability, and services are subject to change without prior notice.
Bookings made through third-party platforms such as Booking.com are also subject to the terms and conditions of those platforms.
14. Governing law
These Terms and Conditions are governed by the laws of the Republic of Albania. Any disputes arising from a stay at Jezerca Experience or use of our website will be subject to the exclusive jurisdiction of the competent courts of Albania.
15. Changes to these terms
Jezerca Experience reserves the right to update these Terms and Conditions at any time. The most current version will always be available at jezerca.com. Continued use of our website or services after any changes constitutes acceptance of the updated terms.
